Most market updates stop at the numbers. This one tells you what they mean for your next move, including the parts you may not want to hear.
Townhouse sales fell 26% while the number for sale rose 39%. That’s room to ask for the conditions you need, not just a lower price.
Detached listings are still down 7%, so house owners face less competition. Condos now take 56 days, up from 47.
Walkable Victoria stops about ten minutes out of downtown, and most of the region is a driving region. Choose how you want to live first, then the price.

“One month doesn’t make a trend, but buyers have the room right now.”

Every report ends with my call for the month ahead, and the next one checks it. Last month I got one right and one wrong, and the report says which.

I was born and raised in Greater Victoria. I spent twenty years in millwork and renovation before a decade selling here, so I read a market the way I read a house: what’s actually going on underneath, and what it costs you. The report is the same thing I’d tell you across a kitchen table.
“I have been dealing with Dallas for many years. I do not give recommendations easily. Man of his word and quick with answers, even if it’s not the one you want.”
“We had an excellent experience working with Dallas. He guided us through a tough negotiation with confidence, professionalism, and real skill, always advocating for our best interests. We truly don’t think the deal would have gone through without him.”
