A significant portion of what a buyer’s agent typically does has nothing to do with finding a property or negotiating an offer. It’s education — explaining neighbourhoods, walking through the financing process, helping buyers define what they’re actually looking for. That work has real professional value. It also takes time. What is the Prepared Buyer’s Premium?

When you purchase through the Prepared Buyer Program, Dallas retains 1% of the purchase price as his fee. The remainder of the cooperating commission — typically the difference between 1% and what the listing offers — is returned to you at closing as the Prepared Buyer’s Premium.

The Premium is confirmed in writing before you write your first offer — so you know exactly what you’re getting before you’re committed to anything. It’s applied at closing and flows through the brokerage trust account. It doesn’t affect your financing, your mortgage, or your negotiating position.
