Oak Bay Luxury Real Estate: A Buyer’s Guide to The Uplands and South Oak Bay (2026)

Oak Bay sits at the very top of the Greater Victoria luxury market, and within Oak Bay there are two pockets that anchor the upper end: the Uplands and a small set of heritage estate streets in South Oak Bay. This guide explains what separates these areas from the rest of the municipality, how the housing stock is structured, and what buyers should know before they start touring at the seven figure mark.

Why Oak Bay Anchors the Luxury Market

Three things keep Oak Bay real estate at the top of Greater Victoria. First, supply. Oak Bay is a tightly bounded, fully built out municipality of roughly 10 square kilometres, and new construction within those boundaries is rare. Second, the housing stock itself: a significant inventory of heritage character homes built between 1910 and 1960, in Edwardian, Tudor Revival, Craftsman, and Colonial Revival styles, on lots with mature Garry oak canopy. Third, the schools. Oak Bay High consistently ranks among the top public secondary schools in BC by academic outcomes according to the Fraser Institute School Report Cards, and that drives durable family demand at the upper end of the market.

The result is a luxury market that behaves differently than a city like Vancouver or Toronto. Inventory at the top is thin, the buyer pool is consistent (move up Greater Victoria families, returning expatriates, and a meaningful share of cross border buyers), and the architectural pedigree of the housing stock is largely irreplaceable.

The Uplands: BC's Earliest Master Planned Estate Subdivision

The Uplands is Oak Bay's flagship luxury district and one of the earliest master planned estate subdivisions in western Canada. It was laid out in 1908 by the Olmsted Brothers (the firm responsible for Central Park in New York and the Boston park system), with curving streets, generous setbacks, and protected boulevard plantings. Lots typically range from 0.4 to 0.8 acres, with a meaningful share of waterfront and second from waterfront properties along Beach Drive.

Architecturally, the Uplands is dominated by stone and brick estate homes, many designed by Samuel Maclure, P. L. James, and other prominent BC architects of the early twentieth century. The estate covenants that have shaped the area include design controls and minimum lot standards that have been actively enforced for over a century. Oak Bay Uplands luxury real estate is, for many buyers, the most distinctive luxury real estate market in BC outside of West Vancouver.

Pricing in the Uplands typically starts around $3M for a sound but unrenovated heritage home on a smaller lot, and reaches $7M to $10M plus for fully restored Maclure homes on premium waterfront or near waterfront sites. The very top of the market in Oak Bay (waterfront estates with deep water moorage potential) reaches the $7.5M range and higher when the right property comes available.

Heritage Estate Pockets in South Oak Bay

Outside the Uplands, the heritage estate density in Oak Bay is concentrated in several specific pockets in South Oak Bay. The most consistent of these is the Beach Drive corridor between the Oak Bay Marina and the Victoria Golf Club, which combines waterfront access, ocean views, and some of the largest heritage homes in the municipality. Margate Avenue and the streets immediately surrounding it form another small but consistent pocket of larger heritage homes, and the area around Estevan Village offers a mix of heritage character and walkable village amenities.

These South Oak Bay pockets often sit at price points that overlap meaningfully with the Uplands ($2M to $5M for established heritage homes on larger lots), but the lots are typically smaller and the architectural pedigree more variable. Buyers who value walkability over estate scale often prefer South Oak Bay over the Uplands for that reason. Buyers who value lot size, design control, and the master planned character of the Uplands typically end up there.

What the Numbers Look Like

Based on active and sold MLS listings via IslandSold.com, April 2025 to April 2026:

  • Oak Bay detached homes overall: median $1.80M (n=196), with the upper end of the market reaching $7.5M for premium Uplands and Beach Drive properties
  • Oak Bay townhomes: median $1.29M (n=8, very small sample), reflecting the limited strata supply within the municipality
  • Oak Bay condos: median $699K (n=29), constrained by limited supply

The detached median is misleading on its own, because it averages together fully renovated Uplands estates with smaller, less updated character homes in North Oak Bay. Within the luxury bracket specifically (above $2.5M), the inventory at any given time is small, often single digits, and listings turn over quickly when they appear.

Due Diligence on Heritage Estates

Heritage homes at the upper end of the Oak Bay market come with a specific set of due diligence concerns that do not apply to newer construction. The most important ones are: foundation type and condition (many homes from the 1910s and 1920s sit on rubble or unreinforced concrete foundations), knob and tube wiring (still present in some unrenovated homes), galvanized or lead supply lines, oil tank history (current or buried tanks), structural impacts of past additions, and the presence and condition of mature Garry oak trees, which are protected by Oak Bay municipal bylaw and constrain what can be done with the lot.

For Uplands properties specifically, buyers should also review the Uplands estate covenants and the design control framework, which can affect renovation plans, fencing, landscaping, and accessory building decisions. A walkthrough by a structural engineer with heritage experience and a separate review by an arborist familiar with Oak Bay's tree bylaw are typical for a serious purchase in this bracket.
